Maintenance Supervisor - APS Unipod Stirling Center
APS Unipod Global is seeking a highly skilled and proactive Maintenance Supervisor to oversee all engineering, maintenance, repair, and facilities management operations at APS Unipod Stirling Center. The Maintenance Supervisor will be responsible for ensuring the efficient operation and maintenance of the Centre's buildings, student accommodation units, electrical systems, plumbing, HVAC systems, fire safety equipment, security systems, elevators, landscaping, and all mechanical infrastructure. The role will also supervise the maintenance team, coordinate preventive maintenance programs, manage external contractors, and ensure compliance with UK health, safety, and building regulations.
The successful candidate will play a key role in maintaining a safe, reliable, and well-maintained living environment while ensuring minimal disruption to residents and day-to-day operations.

Preventive Maintenance
Develop and implement a comprehensive preventive maintenance programme.
Schedule routine servicing of all building systems and equipment.
Maintain maintenance calendars for electrical, plumbing, HVAC, fire safety, and mechanical systems.
Conduct regular inspections to identify potential maintenance issues before they become critical.
Maintain detailed maintenance logs and service records.
Ensure preventive maintenance activities minimise downtime and operational disruptions.
Electrical, Mechanical and Plumbing Systems
Oversee maintenance of electrical distribution systems and lighting.
Supervise plumbing systems, water supply, drainage, and sanitation facilities.
Ensure efficient operation of heating, ventilation, and air conditioning (HVAC) systems.
Coordinate repairs of generators, pumps, motors, and mechanical equipment.
Ensure lifts, automatic doors, and access control systems remain fully operational.
Liaise with certified contractors for specialist maintenance when required.
Emergency Response
Be available to coordinate responses to emergency maintenance situations.
Manage urgent repairs involving electrical, plumbing, HVAC, or structural issues.
Assist during emergency evacuations and incident response.
Coordinate restoration of essential services following emergencies.
Fire Safety and Security Systems
Ensure all fire detection, alarm, and suppression systems are regularly inspected and maintained.
Conduct routine testing of emergency lighting and fire exits.
Maintain fire extinguishers and emergency equipment.
Coordinate statutory inspections and certifications.
Support compliance with UK fire safety legislation.
Oversee maintenance of CCTV systems, access control, and other security infrastructure.
Key Responsibilities
Facilities and Building Maintenance
Oversee the day-to-day maintenance and upkeep of APS Unipod Stirling Center.
Ensure all accommodation rooms, communal areas, offices, kitchens, dining areas, recreational facilities, and external grounds remain in excellent condition.
Supervise routine inspections of buildings, infrastructure, and equipment.
Coordinate repairs and corrective maintenance activities.
Ensure prompt resolution of maintenance requests raised by residents and staff.
Monitor the overall appearance and functionality of the property.
Ensure all facilities operate efficiently and safely.
Team Leadership and Supervision
Lead and supervise the Centre's maintenance technicians and support staff.
Allocate daily work assignments and monitor task completion.
Prepare duty rosters and maintenance schedules.
Train and mentor maintenance personnel.
Conduct performance evaluations.
Promote a culture of safety, accountability, and continuous improvement.
Ensure effective teamwork and communication within the department.
Procurement and Vendor Management
Identify maintenance material requirements.
Prepare purchase requisitions for tools, spare parts, and maintenance supplies.
Monitor inventory levels of maintenance consumables.
Coordinate procurement of equipment and replacement parts.
Evaluate and recommend suppliers and contractors.
Supervise contractor performance and ensure quality workmanship.
Verify completed maintenance work before approving contractor invoices.
Resident Services
Respond promptly to maintenance requests submitted by residents.
Prioritise urgent maintenance issues.
Communicate repair schedules and expected completion times.
Ensure repairs are carried out with minimal inconvenience to residents.
Promote a safe and comfortable living environment.
Health, Safety and Compliance
Ensure compliance with UK Health & Safety legislation, including the Health and Safety at Work Act 1974.
Ensure compliance with relevant building regulations and statutory maintenance requirements.
Conduct workplace risk assessments.
Ensure safe use of tools, machinery, and maintenance equipment.
Maintain COSHH records for maintenance chemicals.
Investigate maintenance-related incidents and recommend corrective actions.
Ensure all maintenance staff wear appropriate Personal Protective Equipment (PPE).
Sustainability and Energy Management
Monitor energy and water consumption across the Centre.
Recommend energy-efficient solutions and sustainable maintenance practices.
Support waste reduction and recycling initiatives.
Assist management in implementing environmental sustainability program.
Documentation and Reporting
Maintain detailed maintenance records and asset registers.
Prepare daily, weekly, and monthly maintenance reports.
Maintain service histories for all major equipment.
Record maintenance costs and budget utilisation.
Prepare reports for audits and regulatory inspections.
Support long-term capital expenditure planning by identifying assets requiring replacement or upgrades.
Essential Qualifications
Diploma or Bachelor's degree in Mechanical Engineering, Electrical Engineering, Building Services, Facilities Management, Construction Management, or a related field.
Minimum 5 years of experience in building maintenance or facilities management, including at least 2 years in a supervisory role.
Strong knowledge of electrical, plumbing, HVAC, and building maintenance systems.
Excellent leadership and organisational skills.
Good understanding of UK health and safety regulations.
Strong problem-solving and decision-making abilities.
Proficiency in Microsoft Office and computerised maintenance management systems (CMMS).
Preferred Qualifications
Experience in student accommodation, hotels, residential properties, universities, or commercial facilities.
IOSH or NEBOSH Health & Safety qualification.
Certification in electrical, plumbing, HVAC, or facilities management.
First Aid certification.
Knowledge of UK fire safety regulations and building compliance requirements.
