Property Manager - APS Unipod Stirling Center
This is a unique leadership opportunity for an individual with strong operational expertise, exceptional people management skills, and a passion for delivering world-class student living experiences. The successful candidate will spearhead the day-to-day operations of the property, ensuring excellence in service delivery, resident satisfaction, facility management, financial performance, and operational efficiency.
As the head of APS Stirling Center, you will lead a multidisciplinary team, oversee property administration and maintenance, coordinate student welfare initiatives, manage vendor relationships, implement operational best practices, and foster a safe, welcoming, and vibrant residential community for international students.

Position Summary
The Property Manager cum General Manager will assume complete operational, administrative, financial, and strategic responsibility for APS Stirling Center. This is a senior leadership position responsible for delivering exceptional resident experiences while ensuring operational excellence, financial sustainability, regulatory compliance, and continuous improvement across every aspect of the property.
The successful candidate will lead multidisciplinary teams, oversee property operations, implement operational policies, maintain high occupancy standards, manage budgets, coordinate maintenance programs, ensure health and safety compliance, and represent APS Unipod Global within the local community and higher education ecosystem. The role requires an individual capable of balancing commercial objectives with student welfare, creating a vibrant residential community where students feel safe, supported, and inspired.
Reporting Responsibilities
Prepare regular reports including monthly operational reports, occupancy reports, budget reports, maintenance reports, resident satisfaction reports, incident reports, health & safety reports, staff performance reports.
Present monthly business improvement recommendations
Brief APS Unipod head office on a weekly basis.
Key Responsibilities
Strategic Leadership
Lead the overall management and strategic direction of APS Stirling Center.
Develop annual operational plans aligned with APS Unipod Global's objectives.
Drive continuous improvement initiatives across all operational functions.
Establish performance targets and monitor operational effectiveness.
Represent APS Unipod Global before universities, local authorities, community organizations, suppliers, and strategic partners.
Identify opportunities to improve operational efficiency and resident satisfaction.
Property Operations Management
Take full responsibility for the day-to-day management of the property including building operations, front office management, housekeeping, maintenance, security, Utilities management, Vendor management, resident services and facilities administration.
Ensure that all services operate efficiently while maintaining exceptional quality standards.
Develop and implement Standard Operating Procedures (SOPs) for all operational departments.
Monitor building systems to ensure uninterrupted service.
Coordinate preventive maintenance programmes.
Oversee refurbishment and improvement projects whenever required.
Student Experience and Welfare
Champion an outstanding residential experience by creating a welcoming, inclusive, and multicultural community.
Ensure student safety and wellbeing remain a top priority.
Conducting regular resident engagement sessions.
Addressing student concerns professionally and promptly.
Implementing resident feedback mechanisms.
Organising community events and student engagement programmes.
Supporting students during emergencies or personal challenges.
Working closely with APS Student Services on welfare initiatives.
Maintain exceptionally high resident satisfaction ratings.
Financial Management
Manage the financial performance of APS Stirling Center by preparing annual operating budgets, monitoring monthly financial performance, managing operational expenditure, controlling costs without compromising service quality, reviewing vendor quotations and approving purchases within delegated authority.
Monitoring revenue performance and prepare financial reports for senior management.
Identifying cost optimization opportunities and ensure prudent financial stewardship at all times.
Human Resource Management
Provide leadership to all onsite personnel including management, administrative teams, front office, housekeeping, maintenance, student support personals and security.
Manage recruitment support, staff induction, visa and immigrations, performance management, training and development, schedules, leave management, conflict resolution and employee engagements.
Create a high-performance workplace culture built on professionalism, accountability, and teamwork.
Facilities and Assets Management
Oversee Planned preventive maintenance, building inspections, and reactive maintenance.
Manage FF&E assets registers, replacements and inventory management.
Oversee utilities monitoring, fire safety systems, HVAC systems, MEP systems, and cleaning practices.
Coordinate with contractors and specialist service providers and keep record of maintenance log and statutory inspection records.
Safety, Health & Regulatory Compliance
Ensure compliance with all applicable UK legislation and industry standards, including but not limited to health and safety at work act 1974, fire safety legislation, building safety requirements, equality legislation, data protection requirements, employment legislation and licensing requirements (wherever applicable)
Continuously evaluate risk assessments
Plan, conduct and scale mock drills for emergency planning and fire evacuation procedures.
Maintain all statutory records accurately.
Occupancy and Revenue Management
Work closely with Admission and Accommodation department to maximize occupancy levels, improve resident retention, Coordinate room allocations, manage arrivals and departures, reduce vacancy periods, Forecast occupancy trends and Support seasonal planning.
Vendor and Contract Management
Manage relationships with Maintenance contractors, cleaning contractors, Utility providers, Internet providers, Furniture suppliers, Security companies, Insurance providers, and Waste management companies.
Monitor service levels against contractual obligations.
Negotiate service improvements where appropriate.
Resident Relations
Build long-term relationships with residents through effective communication, transparency, professionalism, prompt issue resolution, community engagement and resident meetings
Promote a positive student living experience.
Essential Qualifications
Master's in business administration and bachelor's degree in Property Management, Hospitality Management, Business Administration, Facilities Management, or a related discipline.
Relevant professional qualifications are desirable.
Experience
Minimum 5–8 years of experience in property management, hospitality, student accommodation, residential operations, or facilities management.
Minimum 3 years in a senior leadership role.
Experience managing large operational teams.
Budget management experience.
Vendor management experience.
Experience within PBSA (Purpose-Built Student Accommodation), hospitality, or residential property sectors is highly desirable.
